In recent years, several high-profile programs ended, for example. But there are still many flexible options you can rely on.

What Is a Window Replacement Grant?

A window replacement grant is a program through which homeowners might receive some money back from a government or utility company that helps them offset the cost of installing new, energy-efficient windows.

These grants exist because old, leaky windows are one of the biggest sources of heat loss in Canadian homes. By upgrading to energy-efficient products, you lower your energy bills and reduce greenhouse emissions.

Window and door grants come in a few forms: direct rebates (money back after you complete the upgrade), no-cost direct installs (a contractor comes and does the work at no charge to you), or low-interest financing attached to your property tax or utility bill.

Is the Canada Greener Homes Grant Still Open?

The Canada Greener Homes Grant, offered by the federal government, closed in February 2024 and no longer accepts new applicants. At its peak, it offered up to $5,000 for window and door replacements: $125 per rough opening for standard ENERGY STAR-certified models, and $250 for the most energy-efficient models. It was a great program, and many homeowners made the most of it.

The Canada Greener Homes Loan, which offered interest-free loans of up to $40,000, also ended as of October 1, 2025.

So if you're starting fresh in 2026, neither of those federal programs is an option. But that doesn't mean you're out of luck. There is a new program that aims to replace the Canada Greener Homes Grant (more about it below).

Canada Window Replacement Grants: Across the Country

1. Canada Greener Homes Affordability Program (CGHAP)

The Canada Greener Homes Affordability Program (CGHAP) is meant to replace the Canada Greener Homes Grant in 2026. CGHAP, backed by $800 million over five years, is designed to support energy-efficient retrofits for low-to medium-income Canadian households, including tenants.

Here's what makes it different from the original Greener Homes Grant:

  • It's a direct-install model. Selected organizations will handle all the logistics and costs associated with planning and delivering home retrofits. You don't pay out of pocket.
  • Tenants can apply, not just homeowners.

Application processes differ by participating province and territory, and links to provincial programs will be listed online as they become available. So far, only Manitoba residents can apply through their province. Keep an eye on the Natural Resources Canada website, as the links to provincial and territorial programs will be listed throughout the year.

2. Programs for CMHC Insured Homes

If you own a CMHC-insured home, you might be eligible for two CMHC programs:

  • The CMHC Eco Improvement program offers homeowners a refund of 25% on their CMHC mortgage loan insurance premium for retrofitting existing homes with energy-efficient renovations; it is designed only for recently purchased homes and for upgrades of at least $20,000
  • The CMHC Eco Plus program offers CMHC-insured homeowners a 25% partial premium refund when buying a newly built, never-occupied energy-efficient home. As of July 8, 2025, the CMHC Eco Plus is only available for newly built homes that have an energy efficiency certificate. If the house does not have an energy efficiency certificate, you can schedule a home energy assessment with a Natural Resources Canada-qualified energy advisor.

Keep in mind that you can apply for both programs within 2 years of the closing date of your mortgage.

Window Replacement Grants in Ontario

1. Home Renovation Savings Program

The Home Renovation Savings Program (HRSP) is now the most popular window replacement grant in Ontario, made possible by a partnership between Enbridge Gas, Save on Energy, and the Ontario Government. Through it, you can get $100 per window opening, plus additional rebates if you’re bundling window upgrades with other upgrades like:

  • Up to $7,700 for home insulation
  • $600 rebate for a home energy assessment
  • $250 for air sealing
  • $500 for qualified heat pump water heaters
  • Up to $12,000 rebate for ground source heat pump units (replacement of existing heat pump system)
  • Up to $10,000 rebate for solar panels and battery storage
  • Up to $1,000 for attic insulation
  • Up to $200 for appliances that lower energy use
  • $75 for smart thermostats

The HRSP is open for applicants until November 2026. To be eligible for this program, you have to meet specific requirements, including the minimum number of windows replaced.

2. Toronto: Home Energy Loan Program (HELP)

If you're in Toronto specifically, the Home Energy Loan Program finances window projects up to $125,000 at 3.08%-4.67% interest over up to 20 years. It's not a grant, but it is low-interest financing that removes the upfront barrier.

Window Replacement Grants in British Columbia

1. CleanBC Better Homes Energy Savings Program

As part of the CleanBC Better Homes Energy Savings Program, you can receive a rebate of up to $9,500 with a maximum of $950 per window or door when replacing your current windows or exterior doors with program-qualified products.

Window and door upgrades are only eligible for participants registered and approved as income levels 1 or 2. The products must be ENERGY STAR-certified models with a maximum U-factor of 1.22. You’ll have to submit your application before installing the windows, as they must be approved.

2. Window Home Renovation Rebate

This rebate program is organized by the Government of BC in partnership with BC Hydro and FortisBC. If you’re eligible for this program, you can receive up to $2,000 in rebates or $100 per window or door. To be eligible, you must have a 12-month-old (minimum) year-round primary residence in British Columbia. The house must be heated by electricity, natural gas, propane, or oil; solid fuels are not eligible. The windows must also be installed by a licensed BC contractor with a GST number and a valid trade license.

To qualify, your windows and doors must replace existing units. If you’re installing windows in new rough openings, these won’t qualify. For more details, check the official website.

3. FortisBC Income-Qualified Program

If you’re eligible for the FortisBC Income-Qualified Rebate Program, you might receive up to $7,500 or $750 per window or door. The house must be a year-round primary residence. It must also be at least 10 years old and no larger than 3,500 sq ft. As in the case of other grants, installation must be done by a licensed contractor, and only replacing existing windows and doors qualifies. You’ll have to show proof of income when applying for this program.

Window Replacement Grants in Quebec

1. Rénoclimat

The Rénoclimat program offers guided renovations and financial assistance for homeowners who want to improve their home's energy performance, offering $150 per rough opening for window replacements. If you want to participate, you must start with an energy evaluation to identify air leaks and inefficiencies. Then, you will receive a personalized list of recommended upgrades.

You must be the legal owner of the dwelling. Work must be completed by an RBQ-licensed contractor. The pre-retrofit energy evaluation is mandatory. Don't skip this step, or you'll lose eligibility.

Window Replacement Grants in Nova Scotia

1. Efficiency Nova Scotia

This Efficiency Nova Scotia program offers rebates on cost-effective energy-saving upgrades for eligible properties.

You’ll conduct an energy audit, which will identify potential energy-saving upgrades. These may include improvements to lighting, heating, water heating, window and door replacement, insulation, and more. Through this program, homeowners can receive up to $5,000.

Window Replacement Grants in Alberta

1. Clean Energy Improvement Program (CEIP)

The CEIP allows eligible homeowners to finance energy-efficient upgrades, including new windows, through their municipal property tax bill. This is financing rather than a grant, but it lowers the upfront payment.

The windows must be ENERGY STAR-certified. If you’re in the City of Leduc or the City of Edmonton, the window must be triple-pane.

2. SHARP Program (Seniors)

Alberta seniors (age 65 or older) may qualify for the Senior Home Adaptation and Repair Program (SHARP) Loan. They can receive a maximum loan of up to $40,000 with 4.45% interest rate.

The SHARP Grant is also available for seniors ages 65+, offering a maximum assistance per household of $5,000 in a benefit year and $15,000 in a lifetime. To qualify, the cost of the repair must be at least $500. However, this only applies to exterior doors, for which you can receive $600 per door, for a maximum of 2 doors replaced.

3. Town of Banff Post-Purchase Rebate Program

The Town of Banff Post-Purchase Rebate Program is available for both renters and owners. If you’re eligible for the Post-Purchase Rebate Program, you can receive up to $100 per ENERGY STAR-certified window (with a maximum U-value of 1.14) and $200 per ENERGY STAR-certified Most Efficient window (with a maximum U-value of 1.0).

Window Replacement Grants in Prince Edward Island

1. EfficiencyPEI

EfficiencyPEI offers $125 per window or door opening to a maximum of $1,000 per property. For low-income households, the rebate is $245 per window to a maximum of $2,000 per property. An energy audit conducted by approved energy partners is required to qualify for this program. As of June 2025, owners of residential buildings that are offered for rent (landlords) can also apply.

2. Energy Efficiency Loan Program (HELP)

The Energy Efficiency Loan Program is open only for homeowners who have been approved for the rebate program. Eligible applicants can receive a loan of up to $10,000 with a fixed interest rate of 5%. The loan must be repaid in 7 years.

Window Replacement Grants in Saskatchewan

1. Home Energy Retrofit Rebate (HERR)

The only window rebate program in Saskatchewan is the Home Energy Retrofit Rebate (HERR). However, as of April 30, 2026, the program is closed. Moreover, it was only open for those who had been registered for the Canada Greener Homes Grant and had requested the payment by December 31, 2025.

2. Home Energy Loan Program (HELP)

The Home Energy Loan Program is only available for Saskatoon homeowners who want to improve energy efficiency. They can benefit from loans between $1,000 and $60,000 for an eligible retrofit. The loans are offered at a low interest rate and can be repaid through property taxes over 5, 10, or 20 years.

Window Replacement Grants in Yukon

The Government of Yukon offers a rebate of $120 per window to a maximum of $1,800 per home for upgrading to ENERGY STAR-certified windows in heated buildings that are at least five years old.

Window Replacement Grants Manitoba

1. Canada Greener Homes Affordability Program (CGHAP)

Manitoba was the first province to sign onto the federal CGHAP for 2026. If you're in Manitoba and meet the income criteria, this program should be your first call. You can get a $300 rebate on each ENERGY STAR-certified triple-pane window and door. Click here for more details.

2. Windows and Doors Rebate

If you do not qualify for the $300 rebate, you may qualify for the $100 rebate, also offered for ENERGY STAR-certified windows and doors with triple-glazing.

3. First Nation Energy Efficiency Program

The First Nation Energy Efficiency Program is designed for First Nation Communities. You can receive a $300 rebate per rough opening for installing qualifying high-performance ENERGY STAR-certified windows and doors, including sliding glass doors and hinged doors.

4. Métis Energy Efficiency Offers

The Métis Energy Efficiency Offers is designed for Red River Métis homeowners and renters who want to make energy-efficient improvements. You may be eligible to receive a $300 rebate for each triple-pane ENERGY STAR-certified window and door installed in your home.

5. Home Energy Efficiency Loan (HEEL)

With the HEEL program, you can receive a loan of up to $12,500 per residence for energy-efficient upgrades ($7,500 for windows and doors) at an annual interest rate of 6.20%. To be eligible, you must have an active account with Manitoba Hydro, among other requirements. The windows must also be triple-glazed and have a minimum Energy Rating of 34 and a maximum U-value of 1.22 (0.21).

Window Replacement Grants New Brunswick

1. Total Home Energy Savings Program

New Brunswick homeowners can apply for the Total Home Energy Savings Program to receive 50$ for each ENERGY STAR-certified window, door, and skylight. This program is only for upgrades made to existing homes.

2. New Home Energy Savings Program

The New Home Energy Savings Program is similar to the one above, except that it's designed for homebuyers who are building a new home. The incentive for windows, doors, and skylights is also $50 per rough opening, as long as they are ENERGY STAR-certified with a U-value of 1.22 W/m²∙K or below.

3. Enhanced Energy Savings Program

New Brunswick homeowners with a combined household income below $70,000 may be eligible for the Enhanced Energy Savings Program that offers free energy-efficient upgrades, including window replacement. All the upgrades are completed by an NB Power-approved contractor of your choice.

The General Eligibility Requirements (Almost Every Program)

While the details vary by province, most window replacement grant programs have the same core requirements. Make sure you check all of these before you start:

  • You own the home. Most programs require owner-occupancy. Some (like CGHAP and Efficiency PEI) also allow tenants or landlords.
  • The home is at least 6-12 months old. Newly built homes usually don't qualify.
  • The windows are ENERGY STAR-certified. This is non-negotiable across every program. However, each program may have different requirements for windows.
  • Installation is done by a licensed professional. DIY installations won't qualify. Your contractor needs to be licensed, with a valid business number in your province.
  • You complete a pre-retrofit home energy assessment. Most federal and several provincial programs require an evaluation by a registered energy advisor before any work begins. Costs typically range from $300 to $600, but some programs reimburse this after you complete the upgrades.
  • A post-retrofit assessment is also required for many programs. Schedule it as soon as work is complete.
  • Frame replacement, not glass-only. Also, keep in mind that bay windows usually qualify as one rough opening, even if they have multiple window units.

What Doesn't Qualify

  • Skylights (excluded from most programs)
  • New rough openings (you can't cut a new hole in your wall and claim a rebate; only existing openings qualify)
  • Glass-only or sash-only replacements
  • High-rise condos (most programs cover detached, semi-detached, townhomes, and low-rise multi-units)

How to Maximize Your Rebate Amounts

Here are a few practical tips that can help you get the maximum amount for your rebates:

  1. Go for bundled upgrades for greater savings. Many programs pay more when you combine window replacements with air sealing, insulation, energy-efficient appliances, or existing heat pump system replacements.
  2. Replace all your windows in one project. If you're planning to replace 5 windows now and 10 more in two years, consider doing all 15 together to save money. One contractor mobilization, one application, and installation costs per window also tend to drop when more are done at once.
  3. Book your energy advisor early. Registered energy advisors get booked up fast, especially in spring and fall. If you wait too long, you could be waiting weeks for an appointment, and some programs have tight deadlines.
  4. Check your municipality. On top of provincial programs, some cities and utilities run their own rebate initiatives.
  5. Keep all your documentation. Invoices should list the ENERGY STAR certification number, product specifications, and installation address. Missing documentation is the most common reason for rebate delays. All windows must have their ENERGY STAR labels on.

What Windows Qualify?

Virtually every program requires ENERGY STAR certification. But not all ENERGY STAR windows qualify for all programs. Some programs offer higher amounts for "ENERGY STAR Most Efficient" products, while others, like those in Manitoba, are only for triple-pane windows. 

The key spec to know is the U-factor and the Energy Rating, which you can find on the official Natural Resources Canada database.
